Essential Job Functions

The Facilities Maintenance Specialist - Advanced positions report to the Maintenance Supervisor and are responsible for operation, maintenance, and repair of general plumbing fixtures and components.  These positions will also perform general inspection, repair, and preventative maintenance of campus building structures including door locks hardware and various campus equipment.  In addition, these positions perform preventative maintenance, inspections, and other seasonal activities, and are responsible for inspecting laboratory systems, equipment, and making necessary installations and repairs. These positions will also maintain an appropriate parts inventory, order parts when necessary and provide professional advice on the materials and time required to complete various tasks.  The Facilities Maintenance Specialist - Advanced positions may also direct the work of student and/or University Staff Temporary employees as directed by the Maintenance Supervisor.

These positions includes the following responsibilities:

  • Test, inspect, and repair sump pumps.
  • Inspect, maintain and repair hot water circulator pumps, vacuum pumps, and centrifugal pumps.
  • Inspect, repair and change filters when necessary on reverse osmosis distilled water system.
  • Maintain and repair all faucets, sinks, toilets, urinals, drain lines, flush valves and vacuum breakers.
  • Inspect and maintain all water cooler drinking fountains.
  • Run water lines and drains; install sinks, urinals and toilets.
  • Maintain steam system components including piping, valves, heat exchangers, and strainers.
  • Perform preventative maintenance on all door hardware including cleaning, lubricate, and adjust all door hardware for proper operation.
  • Install, adjust and align hinges, door closures, exit devices doors, and door openers. Replace worn components in locksets and door hardware. Fabricate parts as required.
  • Make keys, pin cores and maintain electronic key log.
  • Install and maintain all handicap door openers, door alarms and electronic lock systems.
  • Assist electrician with maintenance and repair of fire, smoke and heat/temp change alarm systems.  Perform quarterly sprinkler head inspection.
  • Maintenance repair of motorized bleachers, basketball backboards and gym divider.
  • Inspect and maintain campus water service and fire systems, and drain outdoor systems seasonally to prevent freeze ups.
  • Investigate roof leaks and make repairs.
  • Seasonal filling and draining of MAC hall pond including maintenance of floats, drains, circulation system and cistern.
  • Inspect electrical vaults and other pits for water and pump out.
  • Maintenance repair of all custodial equipment.
  • Perform weld fabrication or repair using arc, wire feed, gas or heli-arc.
  • Perform maintenance and repairs safely using precision maintenance techniques.
  • Inspect and repair appliances such as dishwashers, garbage disposals, steam cookers and their associated controls, regulators, thermostats, and /or other parts. Remove old and install new equipment.    
  • Run gas lines and check pilot lights, and repair gas leaks.
  • Backup other Maintenance Department employees, and pool operator.
  • Perform remodeling and minor repair work. Installation of steel stud walls, doorframes, sheet rocking and painting. Installation of floor tile and carpeting.
  • Repair, fabricate and install interior and exterior signs.
  • Safely operate University service vehicles, appropriate power tools and mechanical equipment.
  • Maintain parts inventory for machinery and equipment in areas of responsibility and prepare parts orders as required.
  • Do layouts and estimates for projects.

Qualifications

MINIMUM QUALIFICATIONS:

  • High School Diploma at time of application
  • 1 year experience in a commercial maintenance setting including the repair and maintenance of plumbing, door locks and/or mechanical equipment repair and maintenance
  • Possession of or eligibility to obtain a valid driver's license upon appointment
  • Basic knowledge of plumbing repair and maintenance
  • Knowledge of common causes of mechanical failures, structural and mechanical diagnostic and repair procedures
  • Knowledge of basic welding and metal cutting tasks


PREFERRED QUALIFICATIONS:

  • Associates degree in plumbing or industrial maintenance or 2 years work experience in commercial plumbing, locksmith, or maintenance field
  • Thorough knowledge of commercial doors, locks, and related door hardware preferred
  • Thorough knowledge of power and hand tools, equipment, and safety methods
  • Knowledge of occupational hazards and safety precautions, including lockout/tag out and confined space entry
  • Ability to maintain written records of daily activities performed and inventory data


PHYSICAL REQUIREMENTS:

  • Physical strength and stamina to perform required work, including being able to bend, stoop, kneel, climb, lift up to 50 lbs, and work on feet for long periods of time
  • Ability to climb and work at considerable heights and in confined spaces under adverse conditions

The successful candidates will have exceptional oral, written, interpersonal, organizational, time-management, computer, proofreading, and customer service skills, the ability to communicate with diverse constituents, and the willingness to work independently as well as part of a collaborative team. These positions requires the ability to manage multiple deadlines, projects and priorities with attention to detail and exceptional accuracy, show excellent judgment including sensitivity to personal and confidential information, and demonstrate flexibility and the ability to adapt to ongoing change. Good work habits, such as attendance, punctuality, accountability, thoroughness, and resourcefulness are essential for these positions.

Conditions of Appointment

Positions are full-time University Staff appointment.  The work hours for these positions will be 7:00 a.m. – 3:30 p.m., Monday through Friday.  A criminal conviction investigation and pre-work screen examination will be conducted on the finalist(s).  A six-month probationary period is required for these positions. Salary

Hourly salary range of $16.55 - $19.00

These positions are not exempt from the overtime provisions of the Fair Labor Standards Act (FLSA).
