Position Information

Working Title:  Building & Grounds Supervisor

Essential Job Functions

This position reports to the Director of Facilities Management and Planning along with a dotted line report to the Sheboygan and Manitowoc Campus Executive Officer (CEO) and is responsible for planning, scheduling, and directing the activities of semi-skilled and unskilled personnel engaged in building maintenance. The incumbent will to be a working supervisor that repairs mechanical equipment and building components as necessary, while providing leadership to their staff. The incumbent will provide a cursory inspection of the fleet vehicles used by each campus. This position is also responsible for making recommendations regarding long-range plans concerning fiscal needs, construction, maintenance and repair. Job duties are performed with a minimum of direction.

This position includes the following responsibilities:

  • Assign and review the work of all Maintenance Department employees.
  • Provide coaching to subordinates to improve job performance.
  • Plan and lay out work schedules, methods and procedures – ensure that material and equipment are available.
  • Effectively coordinate and delegate technical responsibilities to staff to obtain desired results.
  • Evaluate employee-training needs, propose and implement appropriate action.
  • Motivate staff by personal example and leadership methods to ensure timely quality services and workmanship to customers.
  • Recommend the hiring, transfer, suspension, layoff, recall, promotion, discharge, evaluation, discipline and adjustment of grievances.
  • Effectively enforce all relevant health and safety procedures.
  • Provide appropriate training for new employees.
  • Respond to afterhours situations that require services of this department.
  • Approve staff hours per pay period.
  • Maintain record drawings and files of building systems.
  • Utilize TMA software to monitor preventive maintenance and work order status, and work scheduling.
  • Develop, schedule and assign P.M. work to shop staff. Check to make sure the work is proper.
  • Develop a master list, based on disciplines or trades, which will show how progress is made to reduce backlog maintenance.
  • Perform skilled work directly on the job site to assist staff to meet schedules, confirm workmanship and evaluate work procedures, methods or materials.
  • Work with staff to identify methods for maintaining buildings in a cost effective manner that will provide a safe environment.
  • Visually inspect the fleet vehicles and other capital inventory for proper operation.
  • Set up appointments with service companies to repair capital inventory.
  • Purchase parts and equipment using state contracts or bid services.
  • Review and maintain an adequate inventory of spare parts and supplies.
  • Help develop and service specifications necessary to support UW System purchasing process.
  • Source parts, materials, supplies and equipment needed to complete work in a timely and cost effective manner.
  • Develop appropriate contacts with contractors and suppliers for services necessary to support building operations.
  • Responsible for monitoring supply and expense spending from blanket accounts and purchase orders.
  • Work with the Building Automation systems and key control systems.

Qualifications

MINIMUM QUALIFICATIONS:

  • Associates Degree in Business, Trades, Architecture, or Engineering at time of application
  • Supervisory experience of two years in a complex environment, K-12 school, or secondary institution
  • Experience working on building systems such as mechanical, electrical or architectural components for three years.


PREFERRED QUALIFICATIONS:

  • Bachelor's degree in Business, Engineering, Architecture, or Construction.
  • Supervisory experience of 5 years and/or performing maintenance work of complex nature
  • Proficient with computer systems

Conditions of Appointment

The incumbent will reside at either Sheboygan or Manitowoc campus and will travel to either campus on a weekly basis to supervise and maintain those facilities. Travel expenses are built into the position and travel is via a personal vehicle or one of the state vehicles on campus.

Position is a full-time (100%) Academic Staff appointment.  Official transcripts of the highest degree achieved will be required of finalist(s). A criminal conviction investigation will be conducted on the finalist(s). Salary

Salary range of $47,000 - $51,500.

This position is exempt from the overtime provisions of the Fair Labor Standards Act (FLSA).
