Essential Job Functions

This position reports to Heating Plant Superintendent and assists in carrying out the mission and philosophy of the Office of Residence Life at the University of Wisconsin Green Bay.  This position is responsible for working collaboratively with others in providing services for a residential community housing 2,200 students and 2,500 summer guests residing in 29 University housing facilities.

Primary responsibilities of this position include Heating, Ventilating, Air Conditioning (HVAC)/Refrigeration equipment troubleshooting, adjusting, modifying, inspecting, maintaining, repairing, performing preventative maintenance and assisting with major installations of HVAC/R projects.  This position will also assist with the repairs of mechanical, plumbing and electrical systems; building security and fire safety systems; and general facilities repair.


This position includes the following responsibilities:

  • Troubleshoot, adjust, modify, repair and replace HVAC/R equipment and their controls.
  • Perform technically advanced levels of maintenance on HVAC/R equipment.
  • Insure proper operation of all cabinet heaters, exhaust fans and related controls.
  • Maintain parts inventory for repairs and preventative maintenance of all equipment.
  • Troubleshoot, adjust, modify, repair and replace heating, hot water, air handling systems, and appliances.
  • Check and balance supply, return and exhaust air volumes and boiler hot water distribution piping systems.
  • Troubleshoot, adjust, modify, repair, and program facility security and safety equipment.
  • Ensure all products are properly labeled and Material Safety Data Sheets (MSDS) are on file.
  • Perform maintenance repair work in residential facilities, office, and shop.
  • Open and close maintenance work orders on computerized maintenance program.
  • Prevent or minimize equipment failure.
  • Assist supervisor in maintaining records of all equipment failures and an inventory of frequently used replacement parts.
  • Utilize the Total Maintenance Authority system (TMA) to ensure all equipment is maintained in the preventative maintenance program.
  • Perform light maintenance on vehicles.
  • Maintain carpet and floor cleaning equipment.
  • Check roof, bathroom, and sewer vents. Repair and replace all types of exhaust fans.
  • Inspect roofs for missing shingles or leaks and repair.
  • Inspect, clean and repair gutters and downspouts.

Qualifications

MINIMUM QUALIFICATIONS:

  • Basic knowledge of HVAC
  • Strong mechanical aptitude
  • Ability to troubleshoot and repair appliances such as refrigerators and stoves


PREFERRED QUALIFICATIONS:

  • Knowledge of hot water boilers
  • Knowledge of zone heating
  • Basic understanding of refrigeration

Conditions of Appointment

Position is a full-time University Staff appointment.  The work hours for this position will be 8:00 a.m. – 4:30 p.m., Monday through Friday.  A criminal conviction investigation and pre-work screen examination will be conducted on the finalist(s).  A six-month probationary period is required for this position. Salary

Hourly salary of $19.30. This position is not exempt from the overtime provisions of the Fair Labor Standards Act (FLSA).
